New subdivision going in at Golden Jubilee Road and Augusta Highway near Gilbert
Gilbert, SC (Paul Kirby) – Infrastructure for a new subdivision off Augusta Highway between Gilbert and Lexington High School is currently being installed. Finlay Farms Phase 1 is expected to have 61 lots, although the final plat has not yet been approved by Lexington County as of December 17th, according to their spokesman. Infrastructure may include items like waterlines, sewer, storm drainage systems, streets, sidewalks and gutters, and underground utilities like electrical, cable and internet, and gas lines. Grading is also underway at this location. No building permits have been issued and no lots have been sold. According to Lexington County, this cannot happen until the bonded plat has been approved and recorded with the Lexington County Registrar of Deeds office.
The property for the subdivision, totaling approximately 17 acres, was purchased in June of last year for a price of $1,085,777. It was transferred to a Cascata Development, LLC, a company out of Elgin, SC. During the original Developmental Review Meeting held with all government agencies involved last January, the developer showed a completed project that may eventually have 352 lots when it's all built out.
Finlay Farms is expected to be all single-family homes. School age children that live there will attend Lexington District One schools in the Gilbert attendance area. Residents will have lots of recreational opportunities through the Lexington County Recreation and Aging Commission. Its main entrance will be off Augusta Highway and within a short distance of Lexington Medical Center’s Gilbert Urgent Care. It will be patrolled by the Lexington County Sheriff’s Department and covered by Lexington County’s Fire and EMS. It will not be far from all the amenities of Lexington or the hometown charm of Gilbert and Batesburg-Leesville and should have easy access through several routes to I-20 for commuters.
