Subdivision that meets the town’s high standards finally underway in Springdale

Springdale, SC – 02/24/2021 (Paul Kirby) - A large tract of land is being cleared and logged near Ermine Road and Wattling Road in The Town of Springdale. This work is actually the culmination of planning for a project that has been in the works for a number of years.

Michael Bishop, the mayor of Springdale, recently said that it had been no secret that a number of developers had expressed a desire to develop that land. In fact, for approximately six years this has been discussed.

Even though the town was aware that the land was ripe for development, they also knew what they wanted to see in terms of development in that area. They had planned for years to ensure that whatever was built on the tract complemented the area and left plenty of green and public space for residents of the development and the surrounding areas. Several developers tried but either were not able to meet the town’s stringent zoning requirements or withdrew their plans.

Now, a developer has submitted plans for a subdivision that meets the R-4 Zoning Ordinance. In a show of commitment to the project, clearing began very shortly after the plans were received and approved by the town.

The new subdivision will contain 189 homes on 63 acres and will be named the Cottages at Roof's Pond. The subdivision will be constructed in three phases with around 60 homes being completed in each phase. Home construction is scheduled to begin by the first quarter of 2022. Homebuilders planned for the subdivision are Stanley Martin Homes and Great Southern Homes.

In closing his statement, Mayor Bishop said, “We will provide updates as we are able to do so.”
